What we cover during your consultation
We send one of our installers, not a salesperson, to your Parker property. That matters because the person measuring your deck is the same type of person who will install it. Framing Assessment
Why framing condition matters at 5,800 feet
Parker’s elevation and freeze-thaw cycles are harder on deck framing than lower-elevation Colorado communities. Ledger boards on homes built in the 1990s and early 2000s sometimes show moisture infiltration at the flashing line. Joist ends at the rim board can have checking or softening that does not affect the deck’s current use but does affect whether the Under Deck framing can be attached as designed. We find this at about 20 percent of Parker consultations. When we do, we document it, explain the implications, and outline the remediation options before any commitment is made. That is a better outcome than finding it at install when materials have already been ordered.

Yes, the on-site consultation is free with no obligation. We do not charge a design fee and we do not require a deposit or contract to schedule the visit.
How long does the consultation take?
Most Parker consultations run 45 minutes to 90 minutes depending on deck size and project complexity. A simple Under Deck ceiling is faster to scope than a combined Under Deck-pergola project with drainage routing questions.
Who comes to the consultation?
One of our experienced installers, not an outside salesperson. They have done hundreds of installs and can assess your framing condition, identify drainage challenges, and answer technical questions on the spot. This is something we do differently from companies that send a rep who then has to relay questions back to a technical team.
Can I get the consultation scope in writing before I decide?
Yes. That is the standard. You receive a written scope document at the end of the visit covering dimensions, framing notes, recommended system, and materials specification. You are not signing anything and the document is for your reference.
What if my framing needs repair before installation?
We document any framing concerns found during the consultation and explain the remediation options. Minor repairs can sometimes be done as part of the installation scope. More significant framing issues are referred to a carpenter or general contractor, and we can recommend local Parker contractors we have worked with successfully.
